Telangana Real Estate Regulatory Authority Telangana Real Estate Regulatory Authority DTCP Building, Ground Floor, 640, A.C.Guads, Masab Tank, Opp. PTI Building, Hyderabad – 5000 004 Respected Sir, Sub -Non -registration with TS RERA Authority by APR Group Patancheruvu vide their New Project APR Praveen's Nature phase -2 -Illegal receipt of Rs 100000/- instant action -direction to refund booking amount -requested As a senior Proffesional I submit that I am here with sending booking receipt dated 06-02-2022 of APR Group for their new project' APR Praveen's Nature Phase -2 'which has not yet been registered with TSRERA Authority for your perusal and instant action - APR group has misled me by stating that they have already obtained registration from TS RERA Authority for their new Project 'APR Praveen's Nature -2' and received a booking amount of Rs 100000/- from me and issued receipt dated 06-02-2022 for the booking of Villa in their new Project APR Praveen's Nature Phase -2 . On my inquires it is revealed that tthe new project of APR Praveen's Nature phase 2 has not yet obtained registration from TSRERA Authority as required by them under section 4 of RERA Act 2016 On the advice of my colleagues, I dropped my plans of purchasing the Villa in APR Praveen's Nature phase -2 which is being constructed illegally without the registration of TS RERA Authority thus breaching the provisions of section 3(1) of RERA Act 2016 It is proved beyond doubt that without obtaining registration from TS RERA Authority, APR group has been advertising ,booking and constructing Villas in their new project 'APR Praveens Nature 2 Hyderabad located at G7V9+JJV, Patancheruvu, Patancheruvu,Hyderabad Telangana 502319 as though TS Authority is non existent I was coaxed by marketing calls by one Mr Venkatesh holding mobile No 91004 55507 claiming to be an employee of APR Group talked me in to booking Villa 23 in APR Praveen's Natures -2 .They clearly mentioned in their receipt dated 06-02-2022 that the Villa was booked in their new project 'APR Praveens-2 '(APR Group)which project has not yet received any registration of TSRERA Authority till now - APR Group has brought out brochure and has been advertising and booking their new Project' APR Praveen's Phase2 ' and started constructing the villas at Patancheru Hyderabad without obtaining registration from TS RERA Authority .I am here sending their ads on property site 99Acres.com and a copy Brochure mentioned supra for necessary your action- I therefore pray that instant action may be taken against APR Group for advertising,booking and constructing their new project of Villas 'APR Praveen's Nature Phase -2 without obtaining registration from those TS RERA Authority as required under section. 4 of RERA Act 2016 thus violating the provisions of section 3(1) of RERA Act 2016 -And also further direct then to refund the amount of Rs10000/- with penalty and interests illegally received from me.
