Even TS RERA registered projects are not trust worthy. As my complaint hearing experiance Builder has violated the rules and I proved it. But chairpersons are not even take single action on builder. According to my view :
RERA is a not trustuble authority. Authority members are giving justice builders perspective not to the customers. Customers may lose the complaints and complaint amount too
Bhanodaya Constructions and Neemsboro Group @ Maisammaguda Project Without Rera Collect the money to Flat bookings from Customer and rise the receipts from 2022, we are asking refund but company says end of the project time will given refunded some amount deduction. Rera Not Check into this kind of Issues. Am taken a farm plot in narayankhed same company but still not get in my Passbook Also.

Builders can update the building layout plan after completion of building, occupancy certificate generated.
Cancellation by Allottee (as per clause no. 7.5) or Allottee is defaulter (as per clause no. 9.3.(ii)) then the refund is within 90 days or able to resell flat to another purchaser, whichever is later. Here ‘able to resell’ may not happen in 90 days then refund time period may cross 90 days.
From "Rules and Regulations_TELANGANA STATE REAL ESTATE", CHAPTER – V, Section - 16 says refund time is within 90 days (maximum time).
Both wordings – ‘within 90 days’, ‘whichever is later’ are contradicting each other and violates Chapter-V, Section-16. Requesting your attention towards its correction (it may either in Section 16 or in both of 7.5 & 9.3.ii). Thank you.

RERA primarily is for transparency, in this new web developments, orders by RERA are hidden this step hope mostly to safe guard Developers.
it would be good on the RERA part to be open and clear, all orders notices and complaints must be presented to all, so that any new buyer can take care, and not fall to same builder or developer.

Sir,I am a member of Bhel Elite housing society R.C. Puram Hyderabad,we are attended RERA hearings between 5/09/2023 to 5/10/2023 as dates given by Honourable TS RERA Chairman sir,in last hearing on 5/1o/2023
One complaint took almost 60 days plue and few complaints take years also.
As per RERA Rules Section 21 every complaint should close with in 60 days time. But every TS RERA cases took 60 days plus only. Please speedup the process and close the complaints with in the period. This will very helpful for the customers. Because few customers are paying interests for their loans. Its not good for RERA to lag the complaints more than 60 days
It is generally observed that 25-35 % of the Superbuilt up area of the flats sold by the realters in Hyderabad goes for Common area. However when they are pricing the super built up area, the builders quote the same price for the carpet area as well as common area. Since the material that goes into the construction of common area is far less than that which is required for carpet area in terms walls, electrical fixtures, plastering , painting etc, it is unfair on the part of the Builders to charge both common area and the carpet area at the same rate. I request TS RERA to look into this gross anomaly perpetrated against the prospective buyers and issue guidelines accordingly. A line of acknowledgement will be appreciated please.

Kindly provide advisory services on payment basis on RERA registered projects w.r.t any queries raised by genuine home buyers, within a timeframe basis like it is being done for registering a project with RERA. This would ensure more detailed scrutiny of documents provided by builders, before registering them with RERA and ensure transparent RERA.
I've seen that download / view is not working for many documents in rera applications for instance P02400003537. What is point of even displaying them and most are incorrectly uploaded, they uploaded pan in ec and etc? Karnataka rera website is far better when it comes to displaying permissions and uploaded documents. Please learn from them
